Your valuation is carried out in person by an expert who fully understands current buyer behaviour, demand and recent sales. Neilsons sell over one in ten properties locally, so we really have our finger on the pulse of local market dynamics. 

Once instructed, your dedicated Property Sales Administrator prepares everything behind the scenes for the market – with your free marketing pack included!

This stage involves:

  • Your free professional photography and floorplan 
  • Your free video slideshow 
  • Brochure design and preparation 
  • Co-ordinating your Home Report 
  • Sending you drafts of all materials and making sure you can easily complete digital compliance checks 

Thanks to our systems and experienced team, we can often have your property live within a few days.

Once approved, your property will be launched on the market. 

We will:

  • List your property on the market  
  • Promote it as an ESPC Exclusive for maximum market impact 
  • Display your property across our offices and showrooms across Edinburgh and the Lothians, including on our large 4K media screens  

You’ll also be assigned a dedicated and experienced Sales Negotiator whose goal is to get you the best price possible, they are supported by an in-house Solicitor overseeing your transaction from the outset. Remember, you cannot sell a property in Scotland without a Solicitor so it makes sense to have one appointed from the outset. 

Your Negotiator, assisted by our experienced office-based team, manages the entire sales process:

  • Coordinating viewings 
  • Tracking Notes of Interest and Offers 
  • Providing real-time updates via our client portal, on the telephone and via email 
  • Advising on negotiation strategy 

With over 100 viewing enquiries per day, our systems ensure nothing is missed and every opportunity is maximised. With such a large and well-staffed team we have the resources to react to buyer enquiries as quickly as possible.

Once a sale price and date of entry are agreed:

  • We liaise with the purchaser’s Solicitor and await confirmation that the purchaser and their lending institution have approved the use of the Home Report. 
  • Progress missives to a legally binding agreement 

All legal work is handled in-house by experienced Solicitors – ensuring a very smooth process for our clients from start to finish.

No. As part of our current Property Sale Promotion, there are no upfront costs. All fees and outlays are deducted from the sale proceeds at the end of the transaction. Outlays would only become payable if the property is on the market for six months (the current average selling time in Edinburgh and the Lothians is just three to four weeks at present). This allows you to market your property professionally without any initial financial commitment.

Our fees will depend on your individual property, so we provide a clear, tailored estimate following your free valuation.

As part of our current Property Sale Promotion, there are no upfront costs, and all fees and outlays are deducted from the sale proceeds at the end of the transaction, once we receive funds from your buyer. 

We pride ourselves on being fully transparent – you will receive a detailed breakdown of all anticipated costs at the outset on our unique budget planner system only available at Neilsons, so you know exactly where you stand with no hidden surprises.

We consider the bigger financial picture for you – we do not just simply issue you an estimate of fees and outlays only. 

Yes – we can provide a desktop estimate based on recent sales data and local market trends, which can give you a helpful initial guide.

However, these figures are only approximate. To provide an accurate valuation and tailored estimate, we always strongly recommend seeing your property in person. Factors such as condition and layout can have a significant impact on value. We will need to see your property in person before marketing it anyway, so the best course of action is to book a valuation at the outset to save your time.
