Your sale at Neilsons starts with a free, no obligation property valuation and appraisal carried out by one of our experienced valuers.

During this visit, we’ll:

Real Valuations by Real Experts – Not Automated Estimates

Unlike many online estate agents, Neilsons does not rely on simple automated valuation tools.

While instant online estimates might seem convenient, they simply can’t account for condition, layout, outlook, upgrades, or the subtle differences between streets – all of which have a major impact on value in Edinburgh and the Lothians.

Your valuation is carried out in person by an experienced local valuer who understands buyer behaviour, recent comparable sales, and current demand in your area.

Technology massively supports our process, but it never replaces professional judgement. Because when it comes to pricing your home correctly and achieving the best possible result, you can’t beat experience. It’s vitally important to get this right.

Our pricing guidance is well researched, evidenced, and based on real recent sales data from our own detailed archives, the ESPC and Rightmove, combined with detailed local knowledge. We do not use any automated valuation tools. 

We’ll also advise on any repairs or presentation improvements that could positively impact your Home Report ratings, and your marketing material.  

Once complete, you’ll receive:
  • A personalised Budget Plan showing how the estimated fees and outlays fit into your bigger financial picture.
  • A detailed Pre-Sale Appraisal Report outlining market conditions and marketing recommendations.

Once you instruct us, you’ll be assigned a dedicated Property Sales Administrator who prepares everything behind the scenes ahead of launch.

This includes:

  • Ordering your Home Report
  • Instructing your professional photography, floor plan, interactive 360 tour and video (if applicable) 
  • Preparing your sales brochure and other marketing material 
  • Sending you drafts for approval 
  • Getting any relevant paperwork in order including your identity and address verification  

Thanks to our effective team and streamlined systems, we can often have your property live on the market in as little as three working days, depending on how quickly everything is carried out and how quickly you respond to us to approve everything. 

Once marketing materials are approved, we launch your property on the open and the portals, arrange your For Sale board, print your window card (we will advertise your property in all of our six offices and property shops including on our media players), and notify your Sales Negotiator. 

From this point, your Sales Negotiator becomes your main contact. Their job is to engage with buyers and their Purchasing Solicitors to get you the best possible price for your property. 

Behind the scenes, one of our in-house Solicitors oversees your transaction from start to finish, ensuring your sale and onward purchase (if applicable) remain fully aligned.

You benefit from one connected team – estate agency and legal – working together in-house. Remember, in Scotland, you cannot  buy or sell without a Solicitor so it makes sense to have one appointed at the outset. 

Our large office-based Property Sales team coordinates viewings while your Sales Negotiator carefully nurtures and tracks buyer interest, Notes of Interest and Offers in real time.

We receive over 100 viewing requests per day, and our advanced estate agency management system keeps everything organised and transparent.

We endeavour to keep you up to date as much as possible which is why our sophisticated Estate Agency transaction management system will email you as soon as a viewing is confirmed on the system or a Note of Interest is received.

Your Negotiator will advise on pricing, buyer position and strategy – using experience and negotiation expertise to help achieve the strongest possible sale price and terms.

When a sale price and date of entry has been agreed, we await the purchaser’s Solicitor confirming that the purchaser and their lending institution have approved the use of the Home Report. 

All legal work is carried out internally by an experienced property Solicitor – no outsourcing here! 

When the Offer price, date of entry and acceptability of the Home Report have been confirmed, your file is passed to your Solicitor who will discuss the terms of the contract (missives) and bring the missives to a concluded bargain which is legally binding on both the purchaser and the seller.

Timescales vary depending on location, property type and market conditions – but at Neilsons, our average time from launch to under offer is just 22 days at present. 

From accepting an Offer through to settlement, it typically takes a further 6-8 weeks, depending on missives, chains and mortgage timescales.

During your free appraisal, we’ll give you a realistic estimate.

“Offers Over” is commonly used in a strong or competitive market like we see today. 

The marketing price is intentionally set below Home Report value – often around 10-15% below the valuation figure – to attract high levels of interest and encourage multiple buyers to compete.

The goal is to:
  • Widen the net of prospective buyers
  • Generate Notes of Interest
  • Set a Closing Date
  • Encourage competitive bidding

In today’s strong and fast paced market, this remains a highly effective strategy.

However, it must be carefully pitched – too high and you deter interest; too low and you risk mispositioning. Specialist input matters and our Valuers will guide you through it all. 

A Fixed Price means that, in theory, the first acceptable Offer at that price could be agreed (subject to entry date and other terms).

This strategy works best where:
  • Demand is steady but not competitive.
  • The property has been on the market without strong interest.
  • Personal circumstances require a quicker sale.

However, going to Fixed Price significantly reduces the likelihood of achieving a figure above that price.

If a property is likely to attract strong interest, marketing at “Fixed Price” from day one can mean missing out on competitive bidding and a potentially higher sale price.

A closing date is set when multiple buyers are interested in buying your property and you have received multiple formal Notes of Interest. The prospective purchaser must get their purchasing Solicitor to submit their formal Notes of Interest (and any subsequent Offers) on their behalf. 

All interested parties submit their best Offers by a specified deadline in a blind bidding process. This can create competitive tension and maximise sale price.

Your Sales Negotiator will guide you through the entire process in this scenario. 

In our experience, properties which are well presented for the sale, accurately priced for the market, and marketed professionally tend to attract the most interest and therefore, the best final sales price.  

This is why it is so important to choose the right Solicitor Estate Agent at the outset.
